History of the Blackmud Creek Neighbourhood

This community was developed in the early 2000’s with the largest development occurring between 2001 and 2006. It was named for the Blackmud Creek which borders the neighbourhood on its South and East sides. This community is considered a low-density residential community with more single-family residences located in the heart of the neighbourhood, and townhomes and condos located on the outskirts. A higher density of residential and commercial area is located on the outskirts of the Community, adding the convenience of shops nearby. The community is designed with much of the housing in cul-de-sacs or loops that reduce the speed and volume of traffic throughout.

The Virginia Park Woodland is located to the Northeast of the community providing a splash of nature that, combined with the Blackmud Creek, make the area feel serene and detract from the city beyond. The area along the Creek is an environmental reserve, guaranteeing residents that this significant strip of natural land will remain unchanged and undeveloped. The area also boasts easy access to the Anthony Henday, good proximity to the Edmonton International Airport and only a short commute to shopping and dining experiences.

Blackmud Creek Community League

The community of Blackmud Creek does not have an HOA in place but rather a Community League. Membership in the League is voluntary but does provide some perks. The League is responsible for holding community programs and events, such as soccer camps and skating lessons; members enjoy things such as free admission for swimming at nearby facilities, like the YMCA.

The Community League organizes discussions with the local MLA, runs seniors programs, sets up community-centric seasonal activities and runs a Neighbourhood Watch. This organization is a great alternative to an HOA, which in most cases is focused on community maintenance, rather than community bonding.

One major amenity this neighborhood has that many other do not, is immediate access to wilderness areas for hiking and walking.

The community isn’t all green space though. There are three schools close by that include Johnny Bright Public School, D.S McKenzie Public School and Monsignor Fee Otterson Catholic School. With the Anthony Henday so close, it is easy to get anywhere you need to go, whether it’s shopping at South Edmonton Common, coffee on Whyte Avenue or the airport. Why Live in Blackmud Creek?

This is an established neighbourhood that has long since seen the end of construction and development plans. Between the serenity of the environmental reserve, the Woodland Park and the sound of the Creek, it’s a great place to forget about the hustle and bustle of city life.

Since this is a low-density residential community, residents gets the benefit of space. Homes are not as tightly packed here, as they are in many developing communities which are striving to fit more families into smaller areas. This is a place where backyards reign King and your neighbours are more than two feet away from you. The mix of single-family and multifamily housing caters to a good cross-section of budgets in an area that experiences a slower-pace of traffic while maintaining strong community values.
