History of the Allard Neighbourhood

Allard is a brand new community located on the Southside of Edmonton, in the Heritage Valley area. The area is comprised of single family homes, duplexes, townhomes and estates that cater to a wide array of families and budgets.

Built close to Calgary Trail S and Ellerslie Road, this community offers convenience and nature all in one package. With the tail end of Big Bear Park and the Whitemud Creek Golf Resort just a stone’s throw away, the community has the benefit of beautiful green spaces and trees while still being located in the city. Some of the biggest perks this community offers is quick access to the airport, an outdoor skating rink, and the picturesque Blackmud Creek. There is also an offleash dog park located in Big Bear Park.

Three stages of the community are currently under development with an additional seven on stand-by and one completed. Purchasing a home during these development stages is a sure-fire way to see a good return if you ever decide to sell. Houses are usually priced at the bottom of the bracket during this time, but as the development nears completion and onward, it becomes much pricier to buy.


Allard Homeowner’s Association (HOA)

Since Allard is still under development, there is not currently an active Homeowner’s Association, however, there is a plan for one. Approximately one year after a substantial portion of the building is completed, the HOA will be activated. The HOA will be comprised of volunteer members from the community, with the goal of the Association being to maintain the community and be responsible for beautification projects (fencing of common areas, fountains and landscape features).

An initial fee $150.00 has been projected at the start-up of the Association. This fee will be due from each single-family home, with a modified fee being decided upon for residents who own a semi-detached or multifamily property.

The HOA will eventually be responsible for the entire community of Allard once full development is completed. The scope of the completed community can be seen here.


Amenities Near Allard

Allard is ideally located within a short distance of several golf courses, including Pioneer Meadows and Jagare Ridge. There are also several recreational facilities nearby that consist of the YMCA, Ellerslie Rugby Park, the Kinsmen Twin Arenas and even Rabbit Hill Snow Resort. This prime location offers residents a handful of activities and attractions to visit no matter what the season.

The closest hospital to the community is the Grey Nuns and Montsignor Fee Otterson Elementary and Junior School is located just outside of the Allard Community making it convenient to drop your kids off on the way to work. For shopping, residents will have quick access to South Edmonton Common which includes a countless array of outlet shops, Costco and Ikea. There are many conveniently located restaurants in the area which has become a hot-spot for new and trendy dining experiences.
