History of the Ambleside Neighbourhood

Ambleside is a developing community located within the greater scheme of the Windermere area. The Westernmost portion of Ambleside is currently under development by Windermere Lands Ltd. And Windermere Ambleside Ltd. Ambleside has been designed by master planners for the expressed purpose of combining convenience with utility, diversity and beauty. The original aspects of Ambleside were developed and constructed in the early to mid-2000’s.

Considered to be a multi-use community, Ambleside features its own retail and business areas, as well as walking trails and parks. There are plans for a future school within the community making it a full-service spot to call home. The Western side of the community will bring a whole host of additional single family homes along with multifamily residences, apartment/condos, townhomes and even high rises.

Aside from all the benefits offered within the Ambleside Community, and greater Windermere Community, residents also have quick access to the airport, Whyte Avenue, recreational opportunities and shopping hot-spots.

West Ambleside Home Owners Association (HOA)

There is a Homeowner’s Association planned for West Ambleside, the area currently under development. With that being said, the actual formation of the HOA will rely upon the residents living within the boundaries of West Ambleside. When there is considered to be enough residents in the area, a vote will likely take place to decide the fate of the planned HOA. This HOA is intended to keep on top of community maintenance initiatives that would fall out of the scope of the cities responsibility. In most cases this includes common area fences and maintenance, landscaping of public areas and the instalment of features such as fountains.

If the vote is successful, the elected HOA members (volunteers) will determine the appropriate annual dues for the community. There is a large portion of the Ambleside community that will not fall within the boundaries of the planned HOA. Your sales representative will be able to tell you if the home you are considering is within the boundary or not.

Amenities Near Ambleside

Nestled comfortably between Windermere and Heritage Valley, Ambleside has plenty to do, close to home. With the choice of three golf courses in the immediate vicinity, including Jagare Ridge, Windermere Golf & Country Club and River Ridge Golf and Country Club, there will be no shortage of choice for golf enthusiasts. There are also several recreational facilities, such as the Kinsmen Twin Arenas, a plethora of schools and Rabbit Hill Snow Resort – all just a short drive away.

This community offers ease of access to the Anthony Henday and Gateway Boulevard, which provides a quick getaway to the airport. For shopping, the new Currents Shopping Centre and South Edmonton Common are both in your backyard, not to mention conveniently located dental and medical offices.

Why Live in Ambleside?

Despite still being developed, a large portion of the Ambleside community is established. The established portion is not governed by an HOA and is a great choice for those who would rather not live in an area that is still largely under construction. An established community offers residents a more settled option that is quieter and has had time to mature. You won’t have to imagine what the neighbourhood will look like when completed and many of your neighbours will have already lived in the area for a few years.

Ambleside is an established spot within the larger area of Windermere, which is still undergoing much development and change. With the development slated for the West side of Ambleside, it is sure to be a thriving community as the final phases of retail and educational facilities are completed. This area will provide everything you need right inside the community itself, saving you time and gas when running errands, but still allowing the opportunity to jet into the city on a whim.
