August can be a busy month. It’s the time of year when many homeowners are putting the finishing touches on repairs, renovations, or remodeling projects.

Inventory is up, period. Lots of homes on the market, period. If you want to be a part of the 16% of homes that sell, price your homes correctly for sale. If you don’t want to be on market again next year, crunch those numbers. It is an absolute must, if you must move.
Down year over year by 2.30% and down 1.38% from last month.
Residential single family dwellings with an average selling price of $424,471 have decreased 3.23% from last year and decreased2.83% from last month.
Condo dwellings, continuing on a downward trend, dropping 0.12% from last year to $244,701, and decreased 0.57% from last month.
Rowhouses and Duplexes are sitting at an average of $330,643 down 6.90% from last year and down 3.38% from last month.
Single Family – $2,450,000
Condos – $2,450,000
Duplex/Rowhouse – $867,500
Single Family: 59 Days, up 8 from last year
Condos: 73 Days, up 5 from last year
Duplex/Rowhouse: 63 Days, down 1 from last year.
3,050 new listings for a total of 9,618 listings on market, an increase year over year of 7.73% and 0.52% lessthan last month.
Anyone who tells you there aren’t enough listings in Edmonton, does not know the market at all. Watch out for all those claims on postcards and in the news folks.
1,567 sales – which shows 6.14 Months of inventory on market, definitely a buyers market. This stat is also known as Market Absorption Rate.
11,392 Year to Date Sales, for a year over year decrease of 2.57%
Price your homes right. It matters.
