Neighbourhood planning for Windermere began developing in the early 2000’s, but approximately 80 private homes already existed in the space long before this planning. The original area ran along the River Valley and was intended to be part of Old Strathcona before it was annexed into the City of Edmonton in the 1980’s.
The area has expanded greatly to encompass Windermere Estates and more urban developments that include condos and townhomes. Despite being a part of the Edmonton landscape for decades, Windermere’s newer developments have made it one of the most in-demand places to live within the city. Located in the Southwest of the city and close to the beautiful Saskatchewan River, this neighbourhood offers beautiful views, scenery and easy access to the Anthony Henday.
Windermere does have a Homeowner’s Association. The dues can fluctuate annually but are considered low when compared to similar neighbourhoods. According the Windermere Homeowner’s Association (WHOA), dues are used for:
“The WHOA uses the money to meet its day-to-day financial obligations, including electricity for street lights; common area landscaping and maintenance; pool guards; operation, maintenance, and utilities of two pools, two parks, a clubhouse, and an office; management and accounting costs; insurance expenses; non-collections-related legal fees; newsletter printing and postage; annual meeting expenses; rules enforcement expenses; and reserve fund obligations. The existence of these activities and amenities supports the property value of every homeowner.”
Please note: Some neighbourhoods within the greater Windermere area, have their own independent HOA’s. This includes Upper Windermere.
Windermere is in a fantastic location for several reasons that include shopping and airport access, but these are hardly the best parts. Other amenities and attractions you will find nearby include: Fort Edmonton Park, John Walter Museum and the John Janzen Nature Centre. There are also several arenas nearby and community centers that offer swimming, fitness and other programs.
For shopping, Windermere is conveniently located near the new Currents Shopping Centre and close to South Edmonton Commons, which includes Ikea. There is a wide variety of trendy restaurants that include The Melting Pot and Yokozuna Japanese Restaurant, not to mention Steakhouses, coffee shops and fast-food establishments. There are cinemas close-at-hand and you are only a short jaunt from Whyte Avenue’s hip boutiques or the business centre of the city on Jasper Avenue.
The neighbourhoods of Windermere offer a unique self-sufficient community feel within the larger scope of the city. You are always close to shopping, restaurants, the airport and the business sector, without having to travel across the city. Community programs and facilities are at your fingertips and ongoing development in the area, which includes the City’s plan to annex land all the way to the airport, will increase property value and make any home bought here an excellent investment.
